Flagship engagement

Owner's Representation

Independent advocacy from feasibility through closeout, and only your side of the table.

Owner's Representation is the flagship engagement. It's the deepest, the longest, and the one where ACMSP's independence does the most work. We sit between you and every other party with a stake in the project: the architect, the engineer, the contractor, the lender, the vendors. Our duty is to your interests alone.

This service is built around the eight-phase fiduciary lifecycle: every phase has defined deliverables, every milestone has documented decisions, and every recommendation is traceable back to your priorities through the risk register we maintain across the engagement.

Portfolio-level oversight

Program Management

Coordination, governance, and lessons-learned across multiple projects or a full capital portfolio.

Program Management is the right service when you're running multiple capital projects in parallel and need someone to coordinate across them, applying consistent governance, capturing lessons from one project to the next, and managing the portfolio-level risks that single-project oversight can't address.

This is the service that draws directly on brand-program rollout experience across thousands of projects. Programmatic delivery at that scale requires discipline that managing one project at a time cannot replicate: standardized deliverables, repeatable contractor selection processes, consistent change-order discipline, and a portfolio-wide view of where risks concentrate.

Focused delivery oversight

Project Management

Single-project delivery oversight on the owner's behalf, without the fiduciary scope of full Owner's Representation.

Project Management is a narrower engagement than Owner's Representation. We focus on delivery: schedule, budget, change orders, reporting, and on-site oversight during construction. The strategic and pre-development work sits with you or with another advisor.

This service is the right fit when you have most of the project lifecycle handled internally but want senior-level execution oversight during the high-stakes preconstruction and construction phases.

Typical engagement: 10 to 18 months. Phased fee or fixed-fee aligned to preconstruction and construction milestones.

Construction-phase advisory

Construction Management

Construction-phase governance and contractor oversight, CM-Agency or CM-at-Risk advisory roles.

Construction Management is the most focused of the four services. The pre-development, design, and entitlement work has already been handled, you're entering construction and want senior oversight specifically on the build phase.

We act in either a CM-Agency capacity (advisory only) or in a CM-at-Risk advisory capacity (supporting the owner's negotiation with a CMAR contractor). We do not self-perform or take on contracting authority ourselves, that line is held by Mayo Construction Company, our separately operating affiliate.

Typical engagement: 6 to 18 months. Phased fee aligned to construction milestones.

A word on who we represent

"The owner" depends on the engagement.

When ACMSP serves as Owner's Representative, our duty is to whoever holds the capital and the outcome accountability on the project in front of us. That isn't always the same party.

The structural commitment is this: ACMSP never represents both sides of the same project. If we're managing construction on the corporate side of a brand-owned build, we will not also serve the franchisee or any opposing party on that same project. If we're representing a franchisee, we are not also working for the brand on that build. Our Conflict of Interest Policy makes this explicit.

What we are not

ACMSP exists because the construction process needs a party whose role is structurally separate from the contractor, the designer, the developer, and the brand. We are not the architect. We are not the engineer. We are not the general contractor. We are not the developer. And we are not your lender or capital advisor.

That clarity is the point. The owner already has too many parties at the table who represent contracts. We're the one party that represents you.
